Just when you’ve given up on the appeal of housing lotteries — after, all who wins? — here comes one that is worth your while to apply.
A brand-new luxury rental development at 409 Eastern Parkway in Crown Heights is open and ready to award 56 apartments in a housing lottery to qualified middle-income applicants earning between $42,000 for a single person up to $135,240 for a 5-person household.
The lottery is open to anyone earning 80, 100 and 120 percent of the area median income. Rental rates will run from $1,168 for a studio and up to $2,759 for a 2-bedroom. Eligibility and rental rates are outlined in the chart below.
The building was designed by the standout architectural firm of Issac & Stern, with Adam America as the developer and Durukan handling the handsome design of the 11-story building on the corner of Eastern Parkway and Bedford Avenue, just blocks from Prospect Park.

To apply online, visit the NYC Housing Connect site. To request an application by mail, send a self-addressed envelope to: 409 Eastern Pkwy, C/o FAC 621 Degraw Street, Brooklyn, NY 11217.
Applications must be postmarked or submitted online no later than June 25, 2019.
The apartments at 409 Eastern Parkway feature custom finishes, open-floor living plans and oversized windows. Apartments all feature marble bathrooms with Kohler fixtures, gourmet kitchens with white lacquer Shaker-style cabinetry and Caesarstone countertops, wide-plank oak flooring, and Bosch washer and dryers.
The building is loaded with amenities at three separate levels.
Lower level “chill” zone includes game room, screening area and wet bar; children’s playroom; a fully equipped fitness center with yoga alcove; bike storage; pet spa and laundry room.
